Set in a peaceful residential part of Brighton, this beautifully renovated four-bedroom home combines stylish interiors with generous living space, making it a wonderful base for families, friends and groups of up to 8.
The home has a lovely sense of space and flow, with the entertainer’s kitchen and dining area at its heart. It’s a sociable space made for cooking together, gathering around the table and enjoying relaxed meals after a day out. The kitchen is exceptionally well equipped, including an impressive American-style fridge-freezer with chilled water dispenser and ice-maker, as well as a gas hob, oven, microwave and dishwasher.
The comfortable living room offers somewhere to unwind with a modern Smart TV, while the dining room table can also be used as a workspace for anyone who needs to catch up on emails or work during their stay.
There are four comfortable bedrooms, with two king bedrooms and two double bedrooms, providing plenty of space for up to 8 guests.
The modern bathroom offers the choice of a refreshing walk-in shower or a relaxing soak in the separate bathtub, with an additional WC making mornings easier for larger groups.
For longer stays, the house also has a washing machine and tumble dryer, together with generous wardrobe and storage space.
The house has a lovely connection to the outdoors, with a private terrace and courtyard furnished with an outdoor table and chairs. It’s an inviting spot for morning coffee, an al fresco lunch or simply sitting outside together at the end of the day.
Please note that the garden is closed but the courtyard and terrace are available for guest enjoyment.

Guest Information & House Rules
We hope you have a wonderful stay at our home. The property is professionally managed by Pass the Keys®, providing hotel-standard service for short-let properties, with the home professionally cleaned and maintained and professionally laundered linens and toiletries provided. Our local Pass the Keys® team personally inspects the property to ensure it meets the Pass the Keys® Property Readiness Standard.
The house is fully equipped for longer stays. Check-in is available after 4pm and check-out is before 10am. Please do not check in early or check out late without prior permission, as this can disrupt our cleaner’s schedule and may result in a £30 charge.
A travel cot and high chair are available on request, subject to availability. The travel cot costs £15 and the high chair costs £10, with all additional charges payable before arrival. The travel cot includes a thick, breathable, anti-allergenic mattress suitable for Red Kite Travel Cots and Graco models (93 x 64 x 6 cm), although guests should bring their own cot bedding as linen is not provided. If you use the high chair, please return it clean at the end of your stay.
The property has free parking for two vehicles on the premises, with additional free street parking available nearby. Please park considerately and avoid blocking pavements, driveways or access for neighbours.
Please respect our neighbours and the peaceful nature of the area. Strictly no parties or events are permitted, and guests are asked to keep noise to a considerate level, particularly during the evening and overnight. Pets are not permitted, except for permitted assistance or support animals. Please treat the property, furniture, fittings and outdoor areas with care and leave the house reasonably tidy when you leave.
Household rubbish is collected every Tuesday morning, recycling is collected every second Monday and food waste is collected every Thursday. Glass should be placed in the black plastic box with the lid secured, while plastic, paper and tins should go in the large wheelie bin. Food waste should be placed in a compostable bag and then put into the small grey food waste box under the kitchen sink; full bags should be transferred to the large orange-lidded caddy on the driveway. All bins are stored at the end of the driveway for easy collection.
We provide complimentary tea and coffee, hotel-style mini eco-friendly shampoo, shower gel and soap, as well as a washing-up pack, toilet roll and kitchen roll. These supplies are intended to get you started and should last for the first couple of days. If you need additional supplies during your stay, Patcham village is only a short walk or drive away and has a Co-op, newsagents and other local shops.
For your security and awareness, there is an external camera covering the front door and another covering the driveway. There are no cameras inside the property.
Emergency lighting is provided as an important safety feature. Please do not remove or unplug the emergency lights from their sockets during your stay.
On all exterior doors, please remember to lift the handle before turning the lock to securely engage the door bolts. If you need any assistance during your stay, our Pass the Keys® team is available 24/7 and will be happy to help.
