With countryside walks on the doorstep, it's the perfect escape for friends, couples or families.

Living Area:
Enter through the front door into the hallway and spacious living room-diner featuring super comfy seating and terrestrial TV with Amazon Firestick for streaming your favourite apps (own accounts required). The dining area features a large table comfortably seating 6 guests.
Kitchen/Utility:
The fully-equipped kitchen boasts modern amenities including an oven & induction hob, dishwasher, fridge freezer, Nespresso coffee pod machine (please provide your own Nespresso capsules as none are provided), kettle & toaster.
Beyond the kitchen is a separate utility room featuring a washing machine, tumble dryer, microwave and air fryer.
There is also a downstairs WC.
1st floor:
Large bedroom with stunning views across the fields beyond featuring a king-size bed, ensuite shower room and large built in wardrobe.
The bright twin bedroom features 2 single beds and a chest of drawers.
2nd floor:
Charming double bedroom in the eaves (mind your head!) with built-in wardrobe.
Separate bathroom with enclosed shower, WC & sink (there are no baths).
PLEASE NOTE: Guests using the twin room will either need to share the ensuite shower room on the 1st floor or use the bathroom on the 2nd floor.
Outdoor space:
The terrace area to the side of the kitchen featuring a large outdoor table with seating is exclusively for guest use. There is parking outside the wooden gate for 2 cars (or 3 at a push), any additional cars can park on the street.
Merton is a charming, peaceful village with countryside walks on the doorstep and a playground 7-8 minutes down the road by the Village Hall for younger guests.
Bicester Village Designer Outlet and the town centre is only a 10 minute drive, Blenheim Palace & Woodstock are all within 20 minutes with Silverstone just 25 minutes away. Oxford city is 20-30 minutes away by car or bus. Please note, there are no amenities in the village itself.
Guests have access to the whole semi-detached property as described. The cupboards in the utility room are locked for my personal use.
Please be advised, the garden is private and for the property owner's use only who lives next door.
My home is attached to yours and is in a quiet close knit neighbourhood, so strictly no parties or loud music allowed please. Quiet hours are from 10pm to 7am.
Standard check-in time is from 4pm onwards and check-out time is by 10am. We may be able to offer a later check-out or earlier check-in for an extra cost via prior arrangement only.
Strictly no smoking or vaping indoors please.
Sorry not pets allowed. A tiny dog lives on-site, so the property is not suitable for those with pet allergies.
The Stables is a charming barn conversion with original character features, including very squeeky floorboards in the main bedroom upstairs which may not be to everyone's taste!
We can supply a travel cot & high chair for an additional cost of £25 per stay, please kindly request these at the time of booking. Please bring your own bedding for the travel cot.
Linen, towels & toiletries are provided along with a welcome pack including tea/coffee/sugar/milk sachets and snacks.
