Positive: We (3 women) loved having 3 separate bedrooms and 3 separate bathrooms. Apartment is quiet, well equipped with a full kitchen with clothes washer/dryer (which we didn't use), and well located. Easy walk to Holyrood palace, Royal Mile. Beds very comfortable, lots of blankets, good heaters, and great water pressure.
Negative: Check in process is awful. Keys need to be picked up at a separate location that is supposed to be a 10 minute walk from the apartment. But that means 10 minutes if you know exactly where you're going, if it isn't dark, or raining, you aren't jet lagged from an overnight flight, and you don't mind dragging your luggage up hills and over cobblestones. (Such was our experience.) Be forewarned: once you find the place to pick up your key, you'll need a 6 digit code (which we didn't have) or you're out of luck. Once you finally prevail, keys in hand at last, you'll need a taxi or brave another walk to get back to the apartment. Also, keys must be dropped off at the same location when you depart. Upgrade here is sorely needed.
Summary: Great apartment, but check in process may be a deal breaker
