2 Modern Bathrooms – One as an en-suite to the primary bedroom and the other sharing a 'family' bathroom. There is also a seperate WC.
Fully Equipped Kitchen & Dining Area - Large open plan, modern kitchen with enormous island and breakfast bar seating, as well seperate centre piece dining table to seat 10.
Secluded Countryside Setting – Rolling fields, mature trees, and landscaped grounds offering complete privacy and fresh air
Private Parking – Large driveway with space for multiple vehicles right outside the property
Perfect Location – Tucked away yet within easy reach of Wantage and other neighbouring historic villages. As well as plenty of countryside activities on the doorstep!

This property is for family stays and respectful guests only – no parties, events or loud noise permitted.
Please be aware our garden is professionally maintained on a regular schedule, this may sometimes overlap with guest stays, someone may need to access the grounds. They won’t need to enter the house or disturb you, and the work should be quick and unobtrusive.
I have help managing my property. My house is professionally cleaned, the linen and towels are replaced with freshly laundered supplies between each stay.
We offer a remote self check-in facility to give you flexibility if arriving late, and 24/7 guest support is on hand should you need any assistance during your stay.

Sewage treatment tank
- Due to the remote location of the property, it is not connected to main sewage. Within the grounds there is a sewage treatment tank. It's really important that you do not dispose of anything other than human waste or toilet paper into the toilets, as anything else (particularly wet wipes, nappies, etc) will cause the system to block and or damage the treatment tank. Resulting in a large cost to rectify.
Gardener
- Our gardener visits once a fortnight, he doesn't need to access the house, but you may see him mowing the lawn or tending to the raised beds
Bed linen
- High quality bed linen, including towels are supplied
- Mid-stay cleaning and linen changes are required for stays longer than 16 nights (these are provided complimentary)
Toiletries and Consumables
- We provide refillable bathroom toiletries (refilled by our cleaners on each changeover). This helps us reduce waste and minimise our impact on the environment. However, this only works if you don’t ‘borrow’ them. Please leave them behind so other guests can enjoy them too.
- We also provide a washing-up pack, toilet roll and kitchen roll. If more is needed there are several supermarkets close by
Pets
- We are happy to accept up to three, small well behaved dogs. However, please do not allow them on to soft furnishings or upstairs
Child Friendly
- This is a child friendly property - There are 2 x travel cots located in the property (please bring your own bedding) . We also have a high chair available for guest use within the property.

- The full address will be provided prior to your check-in, together with remote access details.

Check-in / Checkout
Check-in time is after 4pm, and check-out time is before 10am. A £30 charge will be requested if guests check themselves in early without permission or if guests do not check out on time, as this will cause disruption to the cleaner's schedule.
My property management team will be available 24/7 via email, or phone to provide any assistance my guests may need.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.
