Fern Cottage is a character property enveloped by rolling Suffolk countryside. There is a large pretty cottage garden, with stunning views beyond.
Yoxford is a pretty Suffolk village, and a great base to explore the Suffolk Heritage Coast and Heaths nearby, an area of outstanding natural beauty.
This beautifully refurbished cottage retains traditional character and features, and also includes a host of modern comforts, making it an ideal home away from home.
The cosy living room has comfortable seating, with large smart tv, and inglenook fireplace with log burner, a selection of books and board games.
The large dining room boasts a huge farmhouse table which comfortably seats 8 people, an inglenook fireplace with log burner, vinyl deck, a smart tv, traditional picnic hamper for guests use. Highchair is available on request.
A further family room adjacent to the kitchen, is the timber garden room; perfect for breakfast, lunch and taking in the beautiful view.
Cottage style kitchen has a traditional gas Rayburn Aga; perfect for foodies. There is also a separate gas cooker including a hob, grill and double oven. A fridge/freezer, dishwasher, kettle, toaster, crock pot.
A separate utility room is off the kitchen, entrance from the garden. With microwave, washing machine, tumble dryer, clothes rail, iron, ironing board, coat hooks.
Internet access is available, with eero boosters in a number of rooms for faster connection.
4 bedrooms, comfortably sleeps 7.
Bedroom 1: Large spacious room, double bed with Emma mattress. Plenty of room for a travel cot if required (available on request). Adjoining door to Bedroom 2 (2 steps down).
Bedroom 2: Double bed with Emma mattress. Independent low door to main landing, 1 step up, as well as adjoining door to Bedroom 1.
Bedroom 3: Single bed, trundle under, to make into a double, or 2 singles, if required.
Bedroom 4: 2ft6 Bunk beds, inside length 5ft10 (178cm). Childs bed guard is available on request.
There are 2 bathrooms.
Main bathroom is on the first floor; toilet, basin, roll top bath with shower attachment.
Bathroom 2 is located downstairs off the hallway; toilet, basin and walk-in shower.
Low doorways may be challenging for taller guests.
Accessible from the garden, is an additional toilet and basin.
Linen and towels are provided. (Please bring your own beach towels)
There is plenty of outdoor seating and parasols . The outdoor dining / BBQ area has Butler sink with running cold water, gas plancher hot plate, granite work surface.
The whole cottage is available for your stay. I give my guests space. I live close by and can deal with any queries promptly.
The village is well served with a local shop, post office at the village hall, an antiques centre and cafe.
EV Chargers: there are two 7w EV Chargers at the Village Hall 0.6 miles away, and a Pod Point 43kW/50kW EV Charger at Budgens Darsham Service Station IP17 3PW 1.1 miles away.
A small children’s park is just a few yards from the cottage, is accessible by rear garden gate, or along Little Street.
Rural walks around Fern Cottage have stunning views. Yoxford and surrounding areas are a haven for walkers, cyclists and birdwatchers. Numerous birds and wildlife can be spotted.
Guest have self check-in available via a Lockbox. Details will be sent to you prior to your arrival. You may contact us on your Check-in day to see if Cottage can be ready earlier than 4pm. We will do our best, but cannot guarantee this.
House rules: Strictly No Parties. No third party bookings are allowed. Your booking must state how many people are staying. Quiet time from 10pm. No Smoking. Beach Towels are not provided.

Southwold. A perfect quintessential seaside town with colourful beach huts, promenade, quirky pier, harbour, crabbing, ferry to Walberswick, independent shops, boutiques, cafés, restaurants and pubs.
Walberswick. A quaint village that is brimming with character with soft sandy beach, crabbing, tea rooms, pubs and shops.
Thorpeness. A fascinating little village with a vast boating lake, waterside cafe, antiques emporium with adjoining restaurant/cafe, The Dolphin Pub.
Aldeburgh. Seaside town with a selection of boutiques, eateries, art galleries and a cinema, fisherman’s huts selling their daily catch.
Snape. Charming village, on the Alde Estuary hosting musical performances in the Maltings, eateries, shops and galleries.
Emmerdale Farm Shop. A haven for food lovers selling fresh local meat, home made pies, fruit and vegetables. Stop for some breakfast or lunch at Emmerdales cafe; The Bake House
Westleton; a pretty Suffolk village with green, store and pubs; The White Horse Inn, The Westleton Crown or Bell Inn Middleton.

Fern Cottage is also our home during the Winter months, and we ask that guests respect this, and treat our property as they would their own home.
Please respect our neighbours and keep noise to the minimum, we ask that extra quiet time after 10 pm, be respected.

Fern cottage comfortably sleeps 7 people. There is no charge for an 8th person (trundle bed in bedroom 3), but we must be informed of additional guest so we can have linen/towels ready for your arrival.
Please note: we do not provide beach towels, please bring your own.
A travel cot and high chair is available for infants. We must be notified, prior, if these items are required.
Smoking is not permitted inside cottage, please tidy and dispose of cigarette debris in garden.
Vaping is not permitted inside cottage.
Parties are not permitted.
Food, kitchen and bathroom products are available for your use, during your stay. Dispensers, bottles and baskets are the property of Fern Cottage and must not be removed, any missing items will be charged for.
